Wolf Trap Motel and Tequila Grande Sold for $17 Million

The Vienna Wolf Trap Motel and Tequila Grande restaurant were sold in July 2007 for $17 million total. Check out the two websites for those businesses. Do you think New Jersey based developers (the buyers) paid $17 MILLION for the cash flow that spins out from THOSE two businesses? Think again. Strap it on Maud, looks like someone is planning to bring the wrecking ball in.

Sadly, the reason the Maple Avenue Vision Committee was created was to get ahead of out of town developers, but Maud deep sixed the committee. We guarantee the buyers of these properties are not stupid. They will build something new. What will it look like? We have NO control over that because Town Council dimwits Maud and Jane think their corrupted and patch worked zoning code will protect them. Guess what? Builders paying $17 million ain't going to be too scared of Steve Briglia's legal skills.

Maybe some of the brighter bulbs hanging around...will come back and tell us again how the Town Green land is only worth 2M. Vienna, both residential and commercial, is a tear down.

This is more than a bit frightening to those of us who would like to have control over our town and it's development. Sure you can't stop people from investing and building, but like HV points out there is no control; creating the mishmash of what we see in Vienna, rather than the uniformity and walk-abilty that a lot of us want. The ironic part of TC's thinking is that by maintaining a "death-grip" on control over zoning they have in reality ended up having no control. And unfortunately we will now be an extension of Tyson's. I don't doubt that these developers if they do not get what they want will take Vienna to task and sue them over the quick sand constitutionality of their misguided zoning!

If you look very closely at the above picture, you can see the very cleverly hidden camoflaged edges of the countries top secret early detector systems of yellow cake materials. I think that is why they spent $17M on this property. So anyone driving into Vienna and passing nearby will be detected, unless they have white cake.

I say, let them eat cake.

Less than three acres for almost 17M. These people are not looking to be landlords of a fleabag motel in Vienna.

117,670 sq feet was purchased for $16,725,000. The accessed value on the land was only $5,658,950. Nearly 3x the value.

$142.13 for every sq foot of property on Maple Avenue is the latest going rate (for a tear-down).

Marco Polo is now worth $17,868,726 (115, 107, 101 Pleasant; 245 Maple; 243 Church; 2 parcels on Church). The accessed value is $9,920,070.

Giant shopping center is assessed at $35,225,510. Now, I think $65M is more like it.

I am now the most expensive wasted piece of land in town.

Any idea what developers are planning? This seems like a good opportunity to make a pretty walkable and commercial space on Maple Avenue. Hopefully our Town Leadership will realize that it's time to modernize and get with the times. We are a young family living in Vienna and are thinking about moving because of Vienna's lack of updated walkable commercial areas. This town needs to modernize.

This may actually be the first hint of something GOOD to come to Vienna. Not the piece-meal Church Street work. Let's get out and support these developers when they come to Town Hall (which they will do) and get involved with what they will build. Communities working with developers will give us something we all want.

Sam I urge you and others to participate in the Safe Routes to School program. I do not feel safe walking up my street let alone walking my son to school. So I understand your frustration. The first meeting is at Louise Archer 324 Nutley September 10th at 7pm. Following meetings will be Sept 18,20 and 26 at the same time. Again I urge people to attend who want to make a positive difference in our Town.

I cannot wait for that darn Wolf Trap Motel to be torn down. It was and is a blight on our community, due to the drug dealers and prostitutes living and working out of it.

I sure would welcome a mixed use development there -- as long as they worked with the traffic folks and the neighbors to ease incoming/outgoing congestion and parking for the new development.

I was wondering when you would mention the news on this one. I believe the new owners have eliminated the hourly rates at the motel. This should help push out the sleaze crowd.

Check out the water puddles on the motel roof. That roof is a saggin'! Like the rest of Vienna and its geriatric Town Council, that worn out building is saying, 'Come tear me down!'. It's coming, Maud, are you ready? Or, are you too busy scheduling arts & crafts in your garden club's Town Green? Vote, Vienna!, for new leadership able and willing to manage the unfolding redevelopment of Vienna.

Why doesn't anyone post why Maud dip-sixed the going forward with any of the recommendations of the Maple Avenue Vision Comm?

So what do they mean by $50m?

Best guess? They are going to put in $33M to redevelop on top of $17M purchase price.

Well, I am not a resident of Vienna anymore so I guess it is none of my business... I DO, however, work at the Vienna Wolf Trap hotel PT on the weekends. I worked here a long time ago and left when I had my first child. I just recently came back when the place was bought. They have changed a lot of the policies. First of all, to be clear, the 10 years I have worked here (off and on) there have NEVER been hourly rates. There USED to be some very sleezy people that stayed here on a regular basis, but I have not seen any since I have come back and the new owners have changed the rates to 90 dollars per night. I understand that the hotel can be an eyesore, but there are A LOT of vienna eyesores out there. AKA: the old Anita's building. I DO HOPE that this establishment gets a complete makeover from top to bottom, however, speaking with my bosses, and seeing the new owner's polocies, I highly doubt that these buildings will be tore down COMPLETLY. I do believe the hotel will always be here, in some form or another. I guess I am just defending this place. The people that stay here and work here are definatly not scumbags or fleas. Just regular people trying to make a living, or in my case trying to return to this 'family' enviornment that I have missed so much. I believe the new owners have something better in mind.
