What Buildings Have Been Built Since 1980?
Another way to look the problem of run down and empty commercial space in Vienna: What buildings on Maple were built after 1980? Go down Maple Avenue from Nutley to East Street. Here is the initial list:
1. Whole Foods (retrofit of an old Lowes).
2. Starbucks, etc. (retrofit of an old Southern States).
3. Taco Bell.
4. Chevy Chase Bank
5. Wachovia Bank
6. Rite Aid
7. Anitas (new one).
What else? Is that it over the last 28 years?

In contrast, how many new buildings have gone up in Falls Church? How about Fairfax City? Too many to count. The last 10 years in particular, were boom times everywhere but Vienna.

Otherwise, the "remodel/addition" of Vienna Paints shopping center, the Johnny Pizza shopping center, and the building where White Swan bridal boutique is.
No, a not a lot. People do not understand that our town codes are set up so that an owner cannot tear down a building since all along Maple Avenue are non-conforming. You cannot tear down anything and rebuild (even exactly as it was).
That is why we are stuck with a lot of junky crap along Maple.

There's the building Basin's on Church is in, and the small office building on the corner of Church & Center Sts. The vet? on the other side of Center St doesn't look that old.
When was the custard shop's building built? That used to be a run-down converted house where I bought some cheap computer parts many years ago...
How about the Jiffy Lube at Lawyers & Maple?
When did the Amphora Building go up? (The one that holds the bakery, not the original diner.)
The buildings across from the library don't look that old. Neither does the one Starbucks is in.
The small strip mall just south of Whole Foods just got a major re-do, with a new addition on one end.
Surely, nobody forgot the absolutely humungously oversized Vienna Presby Church... That got super-duper sized only a few years ago.
I'm sure there are at least a couple more that I can't think of. 1980 was a long time ago.

Church Street is not Maple Avenue Dog. The Prys church is not on Maple. The building across from library...what 1985? Knossos across from Amphora mid 80s at best? Starbucks across from Library...sorry that building has been there since before Maud. Sorry we forgot the Jiffylube...hang your hat there....built in 1989.

Dates built (in case anyone cares):
Knossos buildings: 1988
INOVA Emergency buildings: 1983
Jiffy Lube: 1989
Starbucks building: 1942 - it's only considered a "remodel"
None of these are "new." We're dating ourselves by almost 20 years with our "new" buildings - almost time to deem them "historic."
I already mentioned the Johnny Pizza strip mall above.

I guess I think KFC doesn't count much since it just replaced the old KFC building with no sit-down area. KFC has been there forever. It felt just more like a remodel.

So,our newest downtown building is the restrooms at the town green. Real economic development going on here. It makes living here so much more enjoyable too.
